On the coast, the houses date from the 1970s to 2000, with concrete structures, and the problem is corrosion: salty air that eats away at woodwork, hardware, and rebar.
That changes everything that follows. In the town, 30% of the quote goes on things you cannot see —making good walls, treating rising damp, consolidating floor structures— and you have to work with breathable materials, because sealing a marés wall with cement mortar makes it worse. On the coast the money goes on the building envelope and on materials that resist a marine environment, and using the wrong fittings or screws means coming back in three years.

What technical problems does a town house in Llucmajor have?
The traditional house in Llucmajor almost always comes with the same list of three problems, and it's important to know them before requesting a quote because they are what throw off poorly planned construction work.
- Capillary dampness at the base of the walls. Marés stone is porous and absorbs water from the ground. This manifests as damp skirting, blistering paint, and crystallized saltpetre on the walls. What problems does a house on the Llucmajor coast have?
In S'Arenal, Badia Gran, Sa Torre, Ses Palmeres, and Cala Pi, the determining factor is the saline environment, which attacks all metal and accelerates the aging of the building envelope. Added to this is a very specific usage pattern: homes that are closed for much of the year.
A house left closed from October to May, without ventilation, with high relative humidity and no heating, develops condensation on cold surfaces and mould in cupboards and corners. This is a problem of use, not construction, and is solved with low-energy mechanical ventilation, not with anti-mould paint, which only covers the stain.
In terms of materials, what really makes a difference on the front line is: marine-grade stainless steel in fittings and screws, PVC or aluminium joinery with specific treatment for coastal environments, paints and mortars with chloride resistance, and a review of the condition of the reinforcements in balconies and overhangs, which is where rust starts to crack the concrete from the inside.

When can construction work be carried out in a tourist area of Llucmajor?
In coastal areas it is advisable to concentrate the work between October and April, both due to municipal noise regulations in high season and for logistical reasons: in summer access, truck parking and the placement of a rubble container in S'Arenal or Badia Gran become much more complicated.

When is it NOT advisable to renovate a town house in Llucmajor in phases?
Renovating in phases is reasonable when the budget dictates it, but in the traditional house of Llucmajor there are three cases in which doing it in phases is more expensive than waiting and doing it all at once:
- When there is active capillary action. Any finish applied before the wall is ruined. First the wall, then the pretty wall.
- When the slab is in doubt. It makes no sense to pave a plant whose structure will have to be touched in the next phase.
- When plumbing or electrical systems need to be renovated. Both require opening chases throughout the house, so doing them after painting and tiling means paying twice.
In other words, you can phase renovations room by room in a sound house, but you can't phase them over a structural or building system problem. If you're at that point, it's best to wait a year and do it properly.
